If you mean the rent of his apartment (I assume you agree) to another person, you can go in any direction. If your house is very high and / or easy access to public buildings and / or pages can be rented short term for entrepreneurs and mid-long-haul tourists. Foreign students are often those parameters during the school year and can not afford it. This can be very profitable, but the most important thing is to know and access to its markets around the year.

However, a long-term lease agreement (1 years offers the rent, for example) the assurance that their tenants will remain at least one years made so that a series of income. However, it can increase the rent after the lease expires (if they stay). If you set the price in a reasonable pace, you'll be sure to attract tenants.

My aunt lives in A and the market is a cross between the saturation (and high prices) and housing is not enough. It is difficult to find a good spot in a nice place for a decent price. The good news is that Toronto so varied, so you should be able to ""Kind of tenants with no problem.

The best way is to try to tenants by people you know and can trust. Almost everyone has a friend, nephew, cousin, etc. are looking for a place. Universities must also records of housing for foreign students. These options promise a tenant in general, more "safe".

Good luck!
